A signed lease is a contract, so it can be binding — but this is a general template, not legal advice, and it is not tailored to your state or city. Have an attorney or a local housing organization review it before anyone signs.
Does it add my state's required disclosures?+
No. The state you pick fills in the governing-law line and a reminder only. Deposit limits, notice periods, habitability duties, rent-increase caps and mandatory disclosures vary by state and city, so add them or have a professional check the document.
Is my information uploaded or stored?+
No. Every value stays in your browser — the lease is generated by JavaScript on your device. There is no account, no server round-trip and no stored copy.
How do I save the lease as a PDF?+
Click Print / Save as PDF and choose 'Save as PDF' as the destination. The print stylesheet hides the form, headings and buttons, so you get a clean multi-page document you can sign.
Can I use it for a commercial lease or a whole building?+
It is written for one residential unit — a house, apartment, condo or a single rented room. Commercial leases, multi-unit portfolios and rent-to-own arrangements need different paperwork.
What if the term or rent changes after signing?+
Edit the fields, print again and have both parties initial the change, or sign a short written amendment. Verbal changes are hard to prove and rarely hold up.
