Fill the form in this order

Start with the state selector, not the address. That single field drives the state-specific disclosure block and the jurisdiction line at the top of the contract, so changing it later reshuffles text you may already have read carefully. California is the default, which is the wrong answer for 49 states and DC.

Then set the lease type and term. If you keep the 12-month default and enter a start date, the end date is computed for you and must fall after the start date — a common slip when signing a lease that begins next month. Enter tenant names one per line in the tenant textarea; each line becomes its own signature block, so "Jane Doe and John Roe" on one line gives you one signer slot instead of two.

Finally, work through the rules and utilities section. Pets default to no and smoking defaults to no, and utilities default to water, sewer and trash paid by the landlord. Unchecking a box is not a blank — the lease states tenant responsibility explicitly, so every toggle you leave alone is a term you have agreed to in writing.

Common mistakes with rent, deposit and late fees

The rent terms row is where most errors happen. Rent must be greater than zero, the due day must be between 1 and 28, and you cannot pick the 29th, 30th or 31st — the tool blocks it. That is deliberate: a due day of the 31st breaks in February, and we would rather you choose the 1st than debug a lease later.

The defaults are $1,800 rent, due on day 1, $1,800 deposit, and a 5% late fee. At $1,800 rent, 5% is $90 per month, so check that figure against what your state allows before you print. The tool warns — but does not block — when the deposit exceeds twice the rent, which with the default rent means anything above $3,600. It is a warning, not a legal cap: several states limit deposits by statute, and the number that matters is theirs, not ours.

Two gaps to plan for. There is no free-text addendum field, so prorated first-month rent, a parking space, or a pet deposit clause has to be added after the fact. Download the Copy as .txt output, paste it into a word processor, and edit there before printing. And nothing is prorated automatically — the tool writes the monthly figure you typed.

Does the state selector change the lease?

Yes, but less than people assume. Choosing a state writes a state-specific disclosure block and the jurisdiction line into the preview; it does not encode every landlord-tenant statute for that state. A lease for Texas and a lease for Washington will not be identical documents, but neither is a substitute for the current statute.

As of 2026, residential tenancy rules — deposits, notice periods, entry rules, required disclosures — are set at the state and often city level. After you print, spot-check the disclosure section against your state's landlord-tenant page and your county or city housing office. If your state requires a specific statutory form or an attorney-drafted addendum — some do for certain disclosures — generate the lease here, then have a local professional review the final text. That is a ten-minute review, not a rebuild.

Printing, saving as PDF and what it is not

The preview uses print-styled CSS, so the browser's own Print dialog produces a clean page with no form controls in the way. Choose "Save as PDF" as the destination and you get the final file; there is also a Copy as .txt download if you want to edit the text first.

A persistent banner on the page reminds you that this is not legal advice and that you should verify state law. Read it as an instruction, not fine print. The tool does not validate that your property address is real, does not e-sign or notarize anything, and does not check whether your deposit or late fee is lawful where you live.

Who this fits — and who should talk to a lawyer

It fits a small landlord renting a house, condo or one unit of a duplex on a standard 12-month term, and it fits a tenant or roommate group who needs a plain-English agreement with the essentials filled in. The whole flow is a handful of fields and a print dialog, which is the point.

It fits less well for commercial leases, rent-to-own arrangements, leases with complex escalation or improvement clauses, or any situation already heading toward a dispute. Those need drafted language, and no template generator should be trusted with them.

One honest limitation: state and local law changes, and we do not guarantee that the disclosure block reflects the version in force the day you sign.
