Rent, deposit, utilities, pets and smoking rules become numbered clauses the moment you type. Missing fields show as amber placeholders, never as blank names.

Each state carries its own jurisdiction line, deposit limit and disclosure list — California's mold and bed-bug notices, Maryland's inspection notice, and so on.
A mid-month start is prorated to the day, the late fee is shown in dollars as well as percent, and an end date is computed from the term rather than guessed.
The whole document is assembled in your browser. Names, addresses and rent are never sent to a server or stored.
Frequently asked questions
Is this legal advice?
No. It is a general template, and using it does not create an attorney-client relationship. Lease law differs by state and by city, so have a local attorney review the finished document before anyone signs.
How long should a lease be?
A twelve-month fixed term is the most common, with renewal at the end. Choose month-to-month when either side needs flexibility — it still requires written notice, usually 30 days.
How much can I charge for a security deposit?
Many states cap it — often one or two months' rent. This tool warns you when the amount you enter exceeds your state's usual limit, but confirm the current statute yourself.
Does the late fee have to be a percentage?
No. Five percent of the monthly rent is a common starting point; some states require a grace period or cap the fee, so check what yours allows before relying on it.
Can I edit the clauses?
The document is generated from what you type, so the cleanest route is to download the .txt file, paste it into your word processor and adjust the wording there before printing.
What about lead paint or other disclosures?
The lease includes a pre-1978 lead-based paint reminder and a state disclosure list. Federal and local requirements can go further — verify them for the specific property.
